What a private villa in southern Tenerife really costs per night and per person, how it compares with hotel rooms, and the extra costs to budget for.
"How much does a villa in Tenerife cost?" has an annoying answer — it depends — but it's an answer we can make a lot more useful. The question that really matters when you're planning a group or family holiday isn't the nightly price. It's what each person pays, and what they get for it.
Three things move the number more than anything else:
As a rough guide for a large, quality villa sleeping 12–14 people in southern Tenerife, expect a few hundred euros a night in low season, and noticeably more in peak weeks. (Our guide to large group accommodation in Tenerife goes into more detail on what that looks like in practice.)
Here's the simple formula:
(Villa price per night ÷ number of guests) = cost per person per night
A villa costing, say, €600 a night for 14 people is about €43 per person per night. Compare that with hotel rooms for the same group: you'd need five to seven rooms, and if they were €100–150 each per night, you'd be at €500–1,000 a night — often without a kitchen or a private pool.
The numbers above are illustrations to show the method, not a quote. Your real cost depends on your dates and group size.
The saving comes from sharing: one pool, one kitchen, one set of terraces, instead of paying for them again and again.
| Villa (group of 12–14) | Hotel (5–7 rooms) | |
|---|---|---|
| Accommodation | One booking, shared | Per room |
| Breakfast | Cook your own | Often extra or buffet |
| Evening meals | Cook in or eat out | Eat out or half-board |
| Pool | Private, yours alone | Shared with hundreds |
| Space | Multiple living areas | A room each |
| Flexibility | Eat when you want | Set meal times |

Explore Villa de Marcos →It depends on the size, the season and the quality. A villa for a small family can start at well under €200 a night, while a large villa for 12–14 people in southern Tenerife is typically a few hundred euros a night in low season and more in July–August, Christmas and Easter. Divided between the group, the cost per person is often competitive with hotels.
For groups and families, usually yes. Hotels charge per room, so a party of 10–14 people needs five to seven rooms. A single villa for the whole group, with a kitchen and private pool, often works out cheaper per person — particularly if you cook some of your own meals.
Beyond the rental itself: flights, food and drink, a hire car or taxis, travel insurance, and any optional extras such as early check-in or late check-out, which are subject to availability and an additional cost.
Low season — usually spring (outside Easter) and late autumn — is the cheapest. July, August, Christmas, New Year and Easter are the most expensive and sell out earliest.
Booking direct avoids platform service fees and lets you ask about dates, group size and extras in one conversation. With Villa de Marcos you can pick your dates on the website and we reply on WhatsApp with availability and a price.
