Finding accommodation for a large group is one of the harder parts of organising a group holiday. Hotels mean separate rooms, separate bookings, and everyone scattered across different floors. Most rental apartments max out at 6 or 8 people. And villas that can genuinely sleep 12 or 14 people comfortably — not just technically — are rarer than they look.

Check the bathroom count first
Many listings emphasise the bedroom count and bury the bathroom count. Always check — morning routines with 12 people and 3 bathrooms will test everyone's patience.
Beyond bedroom count, here's what separates a genuinely good group villa from one that technically fits everyone:
A pool that's actually big enough. A villa that sleeps 14 should have a pool where 14 people can use it simultaneously. Not all do. Check the pool dimensions in the listing if possible, or look at photos with people in them for scale.
Multiple living and dining areas. A group of 14 people cannot all comfortably fit around one table or sit in one living room. Look for multiple outdoor terraces, a large dining table, or a kitchen island that creates multiple gathering points.
A proper kitchen. Cooking for 12–14 people requires serious kitchen infrastructure: a large hob, a double oven or two ovens, a big fridge (or two), and enough counter space to actually work. Ask about the kitchen before booking — photos often show a stylish kitchen that turns out to be functionally small.
Free parking for multiple cars. Groups of this size usually arrive in 3–4 rental cars. Confirm the villa has adequate off-street parking.
Bedrooms that are genuinely en-suite or near a bathroom. Not all villas with 7 bedrooms have 7 bathrooms. Check the layout and see which bedrooms share.
Southern Tenerife is the right choice for most large groups — better weather, more beaches within range, and the majority of good villas are here.

A quality villa sleeping 12–14 people in southern Tenerife costs roughly €400–600 per night in low season, €600–900 per night in high season (July–August, Christmas, Easter).
